Once a qualified
buyer has been found, it is my responsibility to negotiate a purchase
agreement with terms, price, closing date, possession date, and
etc. that are satisfactory to you. I will be working directly with
the buyers or with the agent who represents the buyers.
While my objective is to achieve a transaction that is
acceptable to both you and the buyer, remember that my
obligation is to you and that I am working in your best
interests.

understanding the various types of financing available to a
prospective buyer.
The Purchase

- The day, month and
year
- The exact names of the
parties making the offer
- An accurate description
of the property (legal, if necessary)
- The price and complete
terms of payment, including allocation of financing
costs, if any
- The type of deed which
will be given and the possession date
- Specifics regarding any
rent to be paid when possession is significantly later
than the closing date
- Who is to pay the real
estate taxes and any current or pending
assessments
- The date and location of
the closing of the sale
- A complete description
of the personal property included in the sale
- All the terms and
conditions spelled out and verbally agreed upon by the
buyer and seller
- Is the sale subject to
any contingencies?
- An estimate of selling
costs prepared for you which will reflect
the net proceeds you can expect from the purchase
agreement under consideration
